As part of the Dubai 2040 Urban Master Plan, Nakheel is developing Dubai Islands, previously known as Deira Islands. Over 182 million square feet will be spread across five islands called Central Island, Shore Island, Golf Island, Marina Island, and Elite Island. Dubai Islands will feature nine marinas with 1,300 berths, 87 resorts and hotels, 69,000 square feet of pristine beaches, and 38,000 residential units. However, Nakheel now offers investors the chance to buy land plots that can be used for three kinds of buildings: hotels, mixed-use buildings (residential and retail), and residential buildings (apartments). There are several plots available for purchase, ranging in size from 25,337 square feet to 60,302 square feet, while the BUA measures from 63,344 sq. In terms of height types, there are the following: A theme park, a water park, a beach club hotspot, a watersports center, and a surfing park will make Central Island a hub for entertainment. There will also be 20,000 new hotel rooms on this island by the end of 2025. The island will be home to 30,000 mid and high-density apartments, surrounded by open spaces, clubhouses, and retail spaces. Dubai Islands land plots start at AED 11,069,000 (USD 3,014,000). You are also responsible for paying a 4% DLD fee when purchasing residential/commercial land plots in this development. *Prices are valid for 2022 In line with Dubai 2040 Urban Master Plan, Dubai Islands will further boost the emirate's position as a global location of choice for investors, visitors and occupants, thanks to its unique offerings on each island, which include cultural hubs, recreational sport beaches, and luxury resorts. More than 65,000 feet of beaches will be available, along with golf courses, parks and open spaces, including a Blue-Flag-certified beach. The Dubai 2040 Urban Master Plan will also help create healthy and active communities by creating marinas, pathways, walking and biking areas, as well as roads and water links. In addition to all that, mosques, schools, hospitals, and other community facilities will be located on the five islands. According to the previously mentioned information, Dubai Islands will be popular among potential homebuyers and tenants, as well as tourists looking for short-term accommodation, ensuring a steady cash flow. Real estate acquisitions priced up to AED 2,000,000 (USD 545,000) will be eligible for a 10-year Golden Visa under the latest visa changes, which will take effect on October 3, 2022. The same applies to secondary and off-plan properties, which can be mortgaged if necessary.
